Buying a large estate takes two adventurers with a common dream, plenty of patience and enough cash. Conquering new horizons is the privilege of the imaginative few.
The end result, whether a horse lover, a farmer or if you simply seek your own private space for your family and guests, is the ultimate luxury.
Roberto Germaux, Real Estate agent since 1973, founder member and president of the Costa del sol LPA real estate association, I market a few selected large estates or Private kingdoms, all within 100 minutes’ drive from Marbella.

A renovated Andalusian Cortijo with Roman roots near Ronda.
Renovated Andalusian Cortijo with Roman roots near Ronda (Málaga)
The feeling:
The caretaker Pepe told me that his father brought him to the old part of the house when he was 2 years old, his wife Antonia was born a few years later at the nearby pueblo, so he married a city girl.
He zoomed us through the old part of the farmhouse and when we entered the blue stone interior patio, my daughter and I fell into an admirative silence.
After many years of marketing inland properties in the south of Spain, property sizes and lavishly decorated houses seldom give me a thrill anymore. Cortijo del M. is an exception.
The 60 minutes’ drive through some of the most dramatic countryside in southern Spain doesn’t leave the visitor in any doubt; it is love or hate at first sight. Driving through mountains roads with unprepared guests, I always keep a plastic bag in the car just in case.
When Pepe heard us come down the dirt track, he buzzed the electric gate open letting us through old acorns and alcornoques and before discovering the house, in the distance toward the river, the tip of the palm tree plantation emerged, overlooked by two magnificent grey peaks splattered with acebuches (the biblical olive tree).
Walking through the house, I always try to find what the problem is, you do after 50 years, but was gobsmacked to see none. We sat down in the shade of the terrace by the jade green tiles sw pool and after checking her photographs, my daughter looked at me and said: “I want that one”, her imagination flying high; I couldn’t blame her we were both in an architectural trance.
If four gorgeous bedrooms with en-suite bathrooms are enough, lucky you; during the last decades the government decided to stop all building permissions on rustic land. The attention to details and the technical part of the construction are second to none, everything has been carefully planned, owner C. is perfection in details.
Pepe spoke to the three happy horses, a local trainer rides them every day. The stables could cope with another two and the warehouse is full of the dry alfalfa from the land. “We have enough for the neighbours, plus there has never been a drought, not during my father nor my grandfather’s days! That says it all.
I was struck by the efficiency of the caretakers who I give an + 5 stars.
Due to the pandemic, the house had not been lived in for 15 months and every aspect of it, beds, kitchen, sitting room the blue flowers in the Andalusian patio and the state of the driveway were as if a magical landlord was living in.
Buying a country property abroad is easy, but it can take years and sometimes a divorce to get it right; Cortijo del M. is offered to you on a silver platter.
Pepe walked us to the river where Paquita, his sister-in-law, presented us with a bunch of delicious wild strawberries which we had never tasted before in hot July. She literally drowned us with the names of each vegetable and fruit tree growing lavishly on the grounds next to palm tree grove.
Before leaving, I asked Pepe if his wife can cook, he laughed politely: “ask Doña C.”

500 Ha. Estate near Ronda
Kingdom in need of tender, love & care near Ronda
The estate measures 500 hectares and consists of pasture land, cork and acorn forrest with two main accesses directly from main roads. There are many kms of private tracks, most of them useable but a bulldozer and some new surfacing material would be welcome! The finca is near two villages and 20’ drive from Ronda and several other scenic white villages. Malaga airport is one hour away.
There is a two storey 100 m2 two bedroom house currently occupied by the goatherd who owns approximately 1,000 sheep and goats and pays a nominal rent.
Attached to the house is a double storey (100 + 100 M2) barn which houses some of the sheep.
Both buildings could be converted into a lovely L-shaped 300 M2, 4 or 3 bedroom country house. There is also an interesting old ruin of +/- 200 M2, with its own well, situated on a gentle hill surrounded by olive trees and overlooking a beautiful valley with views across to a small pueblo. This second dwelling is approx. 2 km from the main house and has its own access though both could be connected.
There is a large 300 M2 cattle shed (good for horses as well of course).
Beehives set in the old cork tree forrest produce +/- 10 kilos of honey net per year.
This property, which is fully fenced, is very beautiful with no rights of way through it, no high tension lines and generally not overlooked by roads or neighbours plus there are no noisy, smelly industries nearby. It is very private. The access road is good for any car whereas the interior tracks only by 4X4 and an experienced driver.
I have walked most of the land several times. There are gentle slopes and seems ideal for hunting/riding. Cork trees (alcornoques), oak trees and olive trees predominate and there is a fair amount of land for agriculture. Two streams run through the estate and though 2019 has been one of the driest years on record, there was still enough water from the 100 metre deep well to sustain 1,000 sheep.
Conclusion: Plenty of work and imagination is required for an enterprising landlord who would take pleasure in a project where others would only despair! There is no permission for extra buildings or a hotel. This finca is for private use only.
Electricity: Mains
Water: Legalised well 1,5L/second
River: there are two streams going through the estate.

Benahavis Sea View
with a 4 bedroom house project.
400 metres from village.
Renowned architect Cesar de Leyva has designed this 4 bedroom, modern Andalusian style house which is 500 metres from the centre of Benahavis (Malaga).
The plot of land (1.650 M2) enjoys spectacular views of the sea and mountains, including Marbella’s iconic La Concha mountain.
The project is pending final approval of the master plan ( P.G.O.U. ) and construction will take approximately 12 months.
Sr. de Leyva has designed most of the houses in El Madroñal and Roberto Germaux is behind some beautiful building projects in the village of Benahavis.
The design of the house is in keeping with the surrounding Andalucian architecture and the principal rooms all have sea or mountain views.
Having built and sold many houses over the years we know that people prefer to go upstairs to their bedroom. They also don’t want to walk miles from their car to the kitchen carrying heavy shopping so the car can be parked by the front door or in the underground garage which has both a lift and a staircase to the upper floors. There is room for lots of parking inside the property.
Open the front door and see across the open plan living-dining room onto the swimming pool and the illuminated (at night of course!) waterfall in the garden. An open plan kitchen, the family centre point, creates a large space with beautiful views from each window. The kitchen is fully fitted. A list of all appliances is available.
3 of the bedrooms are on the second floor whilst the 4th one is on the ground floor and can be used as a study. There is a detailed list for all sections of the house/rooms.
BENAHAVIS
The village and the municipality offer a tremendous range of cultural and sporting activities plus an array of restaurants and bars. Once registered with the town hall you will be invited to join, mostly for free, many events including cultural trips and sporting events. There are 7 golf courses in the Benahavis municipality. There is a golf school for both children and adults with a practice range, tennis and paddle courts, petanque court and a gym. There is also a municipal swimming pool near the football grounds.
In the main street, there is a national health medical practice and a pharmacy. There are also shops, banks and of course numerous bars and restaurants. Every Tuesday morning there is a lovely fruit, vegetable and flower market in the main street.
If you enjoy country walks then look no further than Benahavis! There is a wonderful river walk that winds through the hills following an ancient Arabic waterway. Behind the village, you can walk for miles upriver and spot the occasional waterfall.
The house with the above description and details is for sale at €1.250.000.
List of extra options.
Lift to all floors +€25.000
Intelligent house control – subject to contract.
Heated swimming pool – subject to contract.
